Eastside Historic District.

The Eastside Historic District is Santa Fe's most iconic residential neighborhood, sitting just east of the Plaza in the foothills of the Sangre de Cristo Mountains. Threaded by Canyon Road, Acequia Madre, Camino del Monte Sol, and El Caminito, the district is home to one of the largest concentrations of adobe residential architecture in the country. The Plaza, the Cathedral Basilica, the Railyard, and roughly a hundred galleries and studios along Canyon Road are all within walking distance. For anyone drawn to the character, the walkability, and the deep history of Santa Fe, the Eastside is the neighborhood that defines it.

Streetscapes on the Eastside are dense with adobe: single-story homes set close to narrow lanes, coyote fences, portales shading doorways, and courtyards tucked behind hand-plastered walls. Lot lines follow old acequia banks and Spanish land divisions rather than any modern grid, so no two parcels are quite the same. Buyers and long-time owners here tend to value a home's history, its patina, and the quiet of a residential block that still sits five minutes from the center of town.

The two dominant architectural styles are Spanish-Pueblo Revival, with earth-toned stucco, rounded parapets, vigas, canales, and stepped massing; and Territorial, with squared parapets capped in fired brick, white-painted wood trim, and often a full-width portal with milled posts. Older cores are true adobe: thick mud-brick walls, deep-set windows, low ceilings, and hand-troweled interior plaster. Historic restoration, remodels, and adobe additions are the most common project types on the Eastside.

Building or restoring on the Eastside involves the Historic Districts Review Board, which reviews nearly any exterior change against the district's Historic Design Standards. Height, massing, materials, and even window proportions are all regulated to keep the streetscape consistent with the district's historic character.
